A well-known real estate investment firm has announced plans for a large-scale development roughly an hour west of Phoenix, aiming to transform thousands of acres of desert into a multi-purpose hub. The proposal, which has been in the works for several years, includes a movie production studio, an amusement park, multiple hotels, retail space, and an extensive data center campus.
The project is designed to be built in phases over the next decade or more, with the first phase focused on infrastructure and the data centers. According to the investor, the data center portion is expected to attract major tech companies looking for reliable power and land outside the crowded Phoenix metro area. The entertainment components, including the studio and theme park, would come later, depending on market demand and permitting approvals.
Local officials have expressed cautious optimism, noting the potential for thousands of construction jobs and hundreds of permanent positions once operational. However, some residents and environmental groups have raised concerns about water usage in the arid region and the impact on open desert habitat. The investor says the project will include water recycling systems and set aside significant land for conservation.
No formal timeline has been set for breaking ground, as the company is still in the entitlement process with county planners. If approved, the development could become one of the largest master-planned communities in western Maricopa County, reshaping the corridor between Phoenix and the California border. The investor declined to disclose the total budget but confirmed the investment would reach several billion dollars over the project's lifetime.
