Today's Mortgage Rates, Sept 17: 30-Year Fixed Stays Above 7% After Fed's First Hike in 3 Years

The average rate on a 30-year fixed mortgage moved higher on Sept 17, reaching 7.01 percent after the Federal Reserve announced its first rate hike in more than three years. The increase marks a notable shift for borrowers who had grown used to a long stretch of steady, lower borrowing costs.

According to the latest survey, the 30-year fixed rate now sits just above the 7 percent threshold. The 15-year fixed mortgage rose to 6.34 percent, while the 5/1 adjustable-rate mortgage climbed to 6.58 percent. The 30-year jumbo loan, typically used for higher-priced homes, averaged 7.18 percent.

The Fed's decision to raise its benchmark rate by a quarter point signals a change in direction after years of accommodative policy. Officials cited persistent inflation and a tight labor market as reasons for the move. While the central bank does not set mortgage rates directly, its policy shifts influence Treasury yields, which in turn guide home loan pricing.

For buyers, the uptick adds pressure to an already expensive market. A borrower taking a 400,000 dollar loan at 7.01 percent will pay roughly 2,665 dollars per month in principal and interest, about 60 dollars more than at 6.85 percent. Sellers may also feel the effect as higher rates cool demand and slow price growth.

Analysts expect rates to remain volatile in the coming weeks as markets digest the Fed's path. Some lenders have already adjusted their offerings, and further increases are possible if inflation data stays hot. Borrowers with adjustable-rate loans should watch for resets tied to short-term indexes, which tend to move quickly after a Fed hike.

Refinancing activity remains subdued, as most homeowners with existing loans hold rates well below current levels. For those shopping for a new mortgage, comparing multiple lenders and locking in a rate early may help manage the uncertainty.
