VICI Properties (VICI) Could Be 46% Undervalued As Its Alberta Rent Stream Holds Flat

VICI Properties has restructured its Canadian holdings, signing a new triple net lease with Highfield Investment Group for two racetrack properties in Alberta. The deal keeps the company's total rent intake unchanged, meaning the reshuffle does not add or subtract from the income stream tied to those assets.

The move comes as the real estate investment trust faces pressure on its share price. Over the past 30 days, VICI stock has fallen 10.9 percent, while the 90-day return sits at negative 15.2 percent. On a one-year basis, total shareholder return is down 25.7 percent, a sign that momentum has cooled considerably.

Even with the Canadian lease adjustment, investors appear focused on broader concerns. The flat rent arrangement in Alberta does little to change the near-term revenue picture, and the stock's recent slide suggests the market is weighing other factors. VICI has built a portfolio around experiential properties, including casinos and racetracks, and lease stability remains central to its model. Whether the new Highfield agreement signals a larger strategic shift in Canada or simply a routine contract update is not yet clear. For now, the numbers tell a story of steady rental income against a backdrop of weakening share performance.
